Why Folsom Is Now Two HVAC Cities With One Name
Folsom annexed a large area south of the freeway and has been building it out for years. The city describes the Folsom Plan Area as a 3,520 acre area bounded by Highway 50, White Rock Road, Prairie City Road and the El Dorado County line, and reports that the first homes were occupied in 2019, with many neighborhoods now complete and more under construction.
That single fact splits the city into two HVAC populations, and they need close to opposite things.
North of Highway 50 is the Folsom most people picture: subdivisions built through the 1980s, 1990s and early 2000s, with the air handler and most of the duct work sitting in an unconditioned attic. Those systems are on their second generation of equipment or overdue for it, and the duct work has had 25 years of heat cycling, rodent traffic and tape adhesive giving up. On those houses the money is in duct integrity and correct sizing. Bolting a high efficiency condenser to leaking duct work is the most common expensive mistake we get called in after.
South of Highway 50 is housing occupied from 2019 onward, built to a far later energy code. Tighter envelope, lower load, heat pumps as standard, variable capacity equipment. Nothing is worn out yet. But a tight house is much less forgiving of a system that was installed to a drawing and never verified, because there is no leakage to blur the error. A bedroom that is three degrees off in a 1995 house is annoying. In a 2021 house it is a sign the airflow was never balanced, and it will not resolve itself.

How long should an HVAC system last in Folsom?

My upstairs will not cool. Is that the AC?
