Commercial HVAC in Sacramento, CA

When a rooftop unit fails, the cost is measured in lost business rather than discomfort. American Energy Home Pros has served Sacramento area commercial properties since 1981 with rooftop and split system service, planned maintenance agreements, and around the clock response.

Commercial HVAC in the Sacramento area has a different failure cost than residential work. A restaurant that loses cooling in August closes. An office loses productivity, a medical suite loses appointments, and a warehouse with temperature sensitive inventory loses product. American Energy Home Pros has served commercial properties across the greater Sacramento region since 1981, and our licensed technicians (License #1083187) are available 24 hours a day.

Equipment We Service

  • Packaged rooftop units. The workhorse of Sacramento commercial buildings, and the equipment most exposed to our summer heat and roof temperatures. We service single and multi zone RTUs across all major manufacturers.
  • Split and multi split systems. Common in smaller offices, retail suites, and tenant improvements where roof access or structural loading rules out a packaged unit.
  • Ductless and VRF systems. Increasingly common in converted spaces and buildings with varied zone loads.
  • Make up air and exhaust. Restaurants and commercial kitchens need balanced make up air, and an unbalanced building will fight its own cooling system all summer.
  • Controls and thermostats. Programmable and networked controls, scheduling, and zone staging. A rooftop unit running on a broken schedule wastes more than a failed component.

Planned Maintenance Agreements

Commercial equipment fails on a predictable curve, which is what makes planned maintenance worth more here than in a house. A quarterly or semiannual agreement gets belts, bearings, filters, coils, drains, economizer dampers, and refrigerant charge checked on a schedule rather than after a complaint, and it gives us a documented history of each unit so we can tell you which rooftop is approaching replacement before it strands you in a heat wave.

Agreements also change your position in the queue. During a July heat wave every HVAC contractor in the valley is triaging, and maintenance customers come first. We will build the scope around your equipment list and your operating hours, including after hours work where a service call during business hours is not workable.

Signs a Rooftop Unit Is Failing

  • Zones that used to hold setpoint now drift through the afternoon
  • Compressor short cycling or repeated breaker trips
  • Economizer damper stuck open or closed, which wastes energy in both directions
  • Belt squeal, bearing noise, or visible cabinet corrosion
  • Water staining on the ceiling below the unit, indicating a condensate problem
  • Utility bills rising with no change in occupancy or hours
  • Refrigerant added more than once in the same season
  • Tenant complaints concentrated in specific zones

Emergency Response

We are open 24 hours a day, and for commercial customers that matters most at the two ends of the clock: a failure discovered at opening, and a failure discovered after close that has to be resolved before doors open. Tell us your operating hours and access requirements when you set up service, including roof access, keys, and any escort policy, so a technician is not stalled at the door at 5 AM. For refrigeration adjacent equipment and temperature sensitive inventory, tell us the tolerance and we will prioritize accordingly.

How We Document Commercial Work

Every commercial visit produces readings tied to a specific unit: refrigerant charge verified by superheat and subcooling, static pressure, temperature split, amp draws against nameplate, economizer operation, and on gas heat sections a combustion analysis. Over a maintenance agreement those readings become a trend line, which is how you make a capital planning decision about a rooftop unit on your schedule rather than on the equipment’s. Property managers and facilities staff get the documentation they need to justify a replacement before it becomes an emergency purchase.

Why Commercial Work Needs a Commercial Contractor

Commercial equipment operates at different voltages, uses three phase power, carries larger refrigerant charges, and often includes economizers and controls that residential technicians rarely touch. Refrigerant handling on larger systems also carries stricter regulatory obligations, since EPA Section 608 leak repair and recordkeeping requirements apply to appliances above defined charge thresholds. Getting that wrong is a compliance problem, not just a mechanical one.

Deferred maintenance is the expensive path. A rooftop unit run to failure in August is replaced at emergency pricing with whatever equipment is available, rather than the unit you would have specified with lead time and a rebate.

Commercial HVAC FAQs

Do you work with property managers and multi site owners?

Yes. We can set up agreements covering multiple addresses with consolidated reporting so you are not chasing paperwork per building.

Can you service after business hours?

Yes. We are open 24 hours and routinely schedule commercial work outside operating hours so service does not disrupt customers or staff.

How often should commercial equipment be serviced?

Quarterly is typical for rooftop units in Sacramento given our cooling season and roof temperatures. Semiannual can be adequate for lighter duty equipment. We will recommend based on your specific units and runtime.

Do you handle economizers and controls?

Yes. A stuck economizer damper is one of the most common and most costly issues we find, because it wastes energy continuously without triggering a complaint.

Can you tell me when to plan a replacement?

That is one of the main benefits of an agreement. Trended readings across visits show which unit is declining, so replacement becomes a budget decision instead of an emergency.

Do you provide documentation for compliance?

Yes. Service records including refrigerant handling documentation are provided for each visit.

Do you service commercial kitchens?

Yes, including the make up air and exhaust balance that commercial kitchens depend on. An unbalanced kitchen will defeat the cooling system every summer.

Is financing available for commercial replacement?

Ask us during the estimate. Options vary by project size and structure.

Greg Rangel was on time, gave me a courtesy call before he arrived, and once he arrived, he called to find out the issues with the AC and got to work. Greg provided me with information about the AC unit after he found out what was happening, and he walked me through the process and the cost! He also changed the filter! I am now a member due to his outstanding customer service. Thank you, Greg, for your professionalism.

This company responded immediately to address an air conditioning problem for my elderly Mother during 100 degree heat. They responded in just a couple of hours. Greg Rangel was the technician and fixed the problem. He did explain the unit was older and would soon need replacement. He thoroughly explained this to me and offered a senior discount for my Mother and a lower priced unit. Job well done and thank you.

Truly professionals. Garrett showed up at scheduled time, answered all my questions and did a thorough inspection of my unit. Never felt pressured or like I was trying to be sold on anything. He explained everything along the way. An issue was found on some wiring outside, I was shown the issue and given the option to have it fixed. He showed me the completed work and the material used. I would highly recommend this locally owned and operated company.

Greg arrived late Saturday evening and worked out the problem. He explained the problem and eventually determined it began with the original set up of the thermostat, which was wrong for a heat pump. The problem was fixed, and great credit to Greg for being enthusiastic, professional and staying until it was done.
