Code Requirements That Get Missed

  • Seismic strapping. California requires water heaters to be braced against movement, with strapping at the upper and lower thirds of the tank. This is the single most commonly missed item on homeowner and low bid installations.
  • Temperature and pressure relief discharge. The relief valve needs a full size discharge line terminating in an approved location. Capping it, reducing it, or running it uphill defeats the safety device.
  • Thermal expansion control. Where a pressure regulator or check valve creates a closed system, an expansion tank is required. Without it, pressure spikes on every heating cycle and the relief valve becomes the pressure release, which is how tanks fail early.
  • Combustion air and venting. Gas units need adequate combustion air and a correctly sized, correctly sloped vent. In tight closets and converted spaces this is frequently inadequate.
  • Drain pan and drainage. Where a failure would damage the structure, a pan with a drain to an approved point is required. On second floor and interior closet installations this is what separates an appliance replacement from a construction claim.
  • Permit and inspection. We pull permits where the jurisdiction requires them, which also protects you at resale.

Truly professionals. Garrett showed up at scheduled time, answered all my questions and did a thorough inspection of my unit. Never felt pressured or like I was trying to be sold on anything.
